Real Estate

Real assets.
Investment discipline.

Vardencrest evaluates commercial and investment real estate through the same lens we apply to operating companies: basis, cash flow, downside protection, capital requirements and the specific actions required to improve value.

Investment approach

We are interested in properties where the investment case can be explained in operating terms.

Rent, occupancy, tenant quality, lease structure, replacement cost, capital expenditures, financing and exit liquidity are considered together. A lower price does not automatically mean a better investment.

We look for situations where basis is defensible and there is a credible path to stronger income, better utilization, improved tenant quality or strategic repositioning.

Property situations

Selective by design.

Income

Cash-flowing assets

Properties with current income and opportunities to improve occupancy, lease economics or operating efficiency.

Basis

Defensible entry value

Acquisitions where price can be supported by replacement cost, comparable economics and downside analysis.

Repositioning

Operational improvement

Assets where leasing, management, capital improvements or a change in use can materially improve value.

Exchange

1031 replacement property

Opportunities evaluated in the context of investor objectives, exchange timing and the economics of the replacement asset.

For real estate professionals

Your client relationship stays yours.

Realtors, commercial brokers, CPAs, attorneys, qualified intermediaries and wealth professionals often know about a potential exchange or property sale before the broader market does. Vardencrest can evaluate replacement opportunities and investment economics while the client's professional advisers handle the tax and legal requirements.
